Plans to Convert Lymington Pub into Offices

Plans have been submitted to convert a vacant and “derelict” pub building in Lymington into offices. Lewis Property Service is seeking permission from New Forest District Council to change the cellar, ground, and first floors of the Angel and Blue Pig at 109 High Street into two office units.

A separate application for listed building consent for the change of use has also been made.

Design and Access Statement

In a design and access statement, the applicant stated, “The design is intended to restore the building back to a traditional appearance, without compromising the plan form or external elevations.” They plan to use traditional fenestration and materials where beneficial and to address previous harmful changes, such as improving the “temporary” staircase to the basement.

Access to the site will remain as existing, with improved entry points and improved staircase access within the building. The applicant proposed to use one office unit and lease the other to a tenant.

Heritage Statement

In a heritage statement, the applicant described the Blue Pig as a “derelict former pub” that has been vacant for over 20 years after “fragmenting” from the neighbouring Angel pub. They noted, “The greatest benefit to the listed building in this case would be getting the unit back into optimum viable use as a business premises via reuse and repurposing the existing building.”

They added, “Minimal interventions and alterations are required to achieve this aim, with damaged or poor quality fabric being targeted for upgrade and repair.” The proposal aims to benefit the courtyard and the town without resorting to residential use, enhancing the vibrancy and viability of the High Street.

The applicant described the proposed works as “compliant” with the Local Plan and stated that they would improve the business’s frontage. The public consultation period on the proposed works ends on 22nd January.
